COMPULSORY HOME INFORMATION PACKS

With effect from 10 September 2007 all homes in England and Wales with three or more bedrooms need a Home Information Pack (HIP), which includes a home energy rating.

The Pack includes an Energy Performance Certificate (EPC) containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, property searches and evidence of the property's legal title.

Saving money

It is hoped that the packs reduce the total amount of money wasted on abortive transactions, it should cut the number of such transactions as well. Buyers will be able to see a report on the property's condition right from the start, not several weeks later after paying for their own survey.

The buyer (and their solicitor) will also have access to the legal aspects of the transaction prior to making an offer. Sellers will benefit from a HIP being available on the property they purchase. At the same time, sellers will also benefit from a greater degree of certainty in relation to their sale as their buyer will be making an informed offer based on very detailed information.
